A new standard, from the ground up.
Mangawhai Hills is led by Patrick Fontein, a New Zealand developer with a strong environmental ethos and a long-standing commitment to thoughtful, sustainable land development and building.
Guided by international best practice in environmentally sensitive development, Patrick has brought together an expert team of designers, planners and environmental specialists. Together, they’re combining global knowledge with a deep understanding of the land to create a considered, design-led masterplan that works with nature and brings something genuinely different to Mangawhai.

Traditional developments often only focus on minimising environmental impact. At Mangawhai Hills, the ambition goes further. Our planning began with conservation design - mapping and protecting the most valuable landscapes first - and evolved into regenerative design: creating environments that actively contribute to ecological and social wellbeing.
The first large-scale master-planned community in a developed country.
We're targeting a 6 Star NZGBC Community Rating - a first for a New Zealand land development.
Our aim is “Pent Zero” - self-sufficiency across five essential systems:
Energy
Generate 105% of the community's electricity on site.
Water
Rainwater self-sufficient, every home.
Wastewater
All treated on site, dispersed into planted bushland.
Stormwater
Water leaves cleaner than it arrived. Heavy rains are attenuated in ponds to reduce peak flows.
Carbon
Sequester more carbon on site than we emit, independently certified
Community vision
We’re creating more than a subdivision. Homes, trails, open spaces, cafés, restaurants and shops are all planned together to create a community where everyday life feels easy and connected.
Open by design, the community welcomes the wider Mangawhai community while keeping some amenities just for residents. A Residents Association, Community Trust and Design Review Board help protect the community, its natural environment and its standards for generations.
